New construction of an apartment block with underground car park | Munich-Moosach

Currently, the construction of a subsidized five-storey multiple dwelling block by the Munich housing association GWG in Munich-Moosach is taking place directly on Dachauer Strasse as a corner building opposite the Heilig-Geist-Kirche. In this way, 28 rental apartments with a total living space of approx. 3,809 m² as well as an underground car park and a large bicycle house will be built.

The building plot is located in Munich-Moosach in a central location directly at the crossroads Dachauer Strasse / Hugo-Troendle-Strasse. The quarter is characterised by the typical urban housing development of the 1950s, as it was built in the post-war years after the Second World War: apartment buildings in terraced and row construction with generously proportioned communal areas and park-like green areas. Until its demolition, the site itself contained a single-storey corner building with an adjoining, ground-level pavilion-like building extending parallel to Dachauer Strasse to the neighbouring building.

The two-part apartment block with separate entrance is a multi-storey apartment building consisting of a ground floor plus four floors with a total of 28 apartments, most of which offer two, three or four rooms. All apartments also have a balcony area on the southwest side.

The new ensemble of buildings adapts to the quarter and the existing surrounding: the reinforced concrete construction is rather restrained in its formal language. In the course of the urban redevelopment, the building’s structure accommodates and supplements the façade alignment of the neighbouring buildings. Towards the street, it presents itself as a rhythmically perforated plaster façade with windows level with the floor, the building opens towards the courtyard with a continuous balcony façade, and coloured external curtains are provided for sun protection.

Both parts of the building are accessed via an elevator and staircase in the middle of the northeast from Dachauer Straße, the apartments branch off from a common corridor zone. All of them are barrier-free, one of them will be extended on the ground floor to accommodate wheelchairs.
In order to relieve the strained parking situation in the street, the underground car park provides 27 parking spaces for tenants. A spacious bicycle house on the ground floor completes the concept. To be well-integrated into the urban environment and to adapt to the surrounding buildings, the gable roof is designed relatively flat (16°).

The building will be constructed at energy efficiency house level 55, the system technology consists of a gas heating station in network operation. At the same time, a heat network with the neighbouring building in Dachauer Strasse will be established. The heat is supplied via a gas-fired condensing boiler on the one hand and a gas-fired combined heat and power plant on the other.
